GENERAL DESCRIPTION:
This dataset contains generalized land use derived from parcel specific land use for Florida Department of Transportation (FDOT) District 1 (There is no information for Highlands County). The original 99 land use classes from the parcel data have been collapsed into 15 generalized classes.

COUNT_ Number of individual parcels generalized into new record.

SUM_JV Sum of the just values. Factors to be considered in determining just value are: present cash value; use; location; quantity or size; cost; replacement value of improvements; condition; income from property; and net proceeds if the property is sold. The net proceeds equal the value of the property minus 15% of the true market value. This accounts for the cost of selling the property.

SUM_AV Sum of the assessed values. Assessed value of property. This equals the annual determination of the just or fair market value of an item or property or the value of the homestead property as limited pursuant to s. 4(c), Art. VII of the State Constitution or, if a property is assessed solely on the basis of character or use or at a specified percentage of its value, pursuant to s. 4(a) or (b), Art. VII of the State Constitution, its classified use value or fractional value.

AVG_AYRBLT Average of the year that structures were actually built

MIN_AYRBLT Minimum value for the year that structure was actually built

SUM_AYB SUM_AYB is the sum of all of the Actual Year Built [AYRBLT] values that fell within the polygon. The Ave_AYRBLT was recalculated using this number and the Sum_AYRBLT.

SUM_HS SUM_HS is the sum of all of the Homesteaded properties that fell within the polygon. The Ave_HMSTDVA was recalculated using this number and the Sum_HMSTDVA.

SUM_EYR SUM_EYR is the sum of all of the properties that had an Effective Year value geater than zero that fell within the polygon. The Ave_EFFYR was recalculated using this number and the Sum_EFFYR.

MAX_AYRBLT Maximum value for the year that structure was actually built

GeoPlan relied on the integrity of the attribute information within the original data.

A note concerning data scale:

Scale is an important factor in data usage. Certain scale 
datasetsare not suitable for some project, analysis, or
modeling purposes. Please be sure you are using the best
available data.

1:24000 scale datasets are recommended for projects that 
are at the county level.

1:24000 data should NOT be used for high accuracy base 
mapping such as property parcel boundaries.

1:100000 scale datasets are recommended for projects that 
are at the multi-county or regional level.

1:250000 scale datasets are recommended for projects that 
are at the regional or state level or larger.

Vector datasets with no defined scale or accuracy should 
be considered suspect. Make sure you are familiar with 
your data before using it for projects or analyses. Every

DATA LINEAGE SUMMARY:
GeoPlan used the available Florida Department of 
Transportation (FDOT) District 2 2004 parcel tax 
data records gathered from the State Department 
of Revenue (DOR) to create the generalized land 
use shapefile.

The generalized landuse shapefile was created by taking the 
existing parcel data and using Alachua as a template to make 
an empty shapefile with the same specs. Next Lable Points for 
each polygon were created from the parcel data using Xtools 
Pro. Based on the 99 available land uses found in the parcel 
data's OLDCODE field, 15 generalized land uses were derived.
A single part dissolve was then run based on the 15 land uses.
Next a spatial Join was run linking the parcel data's label points 
to the dissolved 15 land uses. Summary statistics were created 
for each field during this join to represent the: Minimum value 
found, the Maximum value found, the Sum value, the Average 
value, and the Standard Deviation of all the Values per dissolved 
polygon. A multi delete script was then run to remove any 
unwanted fields and a Descript field was added based on the 
Generalized Land Use Class.

From the original DOR Tax Data a new field was created 
called HS. HS was calculated based on whether each 
parcel had a HMSTDVAL value or not. Where a parcel 
was Homesteaded the HS field received a 1 and where 
it was not it received a 0. SUM_HS is the sum of all of 
the Homesteaded properties that fell within the polygon. 
The Ave_HMSTDVA was recalculated using this number 
and the Sum_HMSTDVA.

From the original DOR Tax Data a new field was created 
called EYR. EYR was calculated based on whether each 
parcel had a EFFYR value or not. Where a parcel had a 
value for the Effective Year the EYR field received a 1 
and where it did not it received a 0. SUM_EYR is the sum 
of all of the properties that had an Effective Year value 
greater than zero that fell within the polygon. The Ave_EFFYR 
was recalculated using this number and the Sum_EFFYR.

From the original DOR Tax Data a new field was created 
called AYR. AYR was calculated based on whether each 
parcel had a AYRBLT value or not. Where a parcel had a 
value for the Actual Year the AYR field received a 1 
and where it did not it received a 0. SUM_AYR is the sum 
of all of the properties that had an Actual Year value 
greater than zero that fell within the polygon. The Ave_AYRBLT 
was recalculated using this number and the Sum_AYRBLT.
