GENERAL DESCRIPTION:
This dataset contains 2010 registered Homeowner's (HOA) and Condominium Association Information for the State of Florida. The layer was derived from the Florida Department of Business & Professional Regulation's registered condominium database. The database consists of approved, acknowledged and recorded condominium projects and managing entities (terminated, rejected or withdrawn projects are not included). This data is meant to be used for planning purposes only and is not intended to represent a 100% inventory of condominium HOAs in Florida. Please note that previous versions of this layer utilized information obtained from Super Pages and Yellow Pages online. Super Pages and Yellow Pages online included information regarding HOA's affiliated with developments other than condos. Due to increases in the difficulty of transferring information from Super Pages and Yellow Pages Online to a table structure conducive to geocoding, this information is omitted with this version. This layer, therefore, only contains information regarding registered condominiums in the state of Florida. This dataset is an update to the gc_hoa_sep08 layer.

Score ESRI item which denotes the score with which the address was matched to a feature in the reference data.

Match_type ESRI item which donates a code showing how an address was matched.
A = Automatically matched or rematched.

M = Manually matched or unmatched using the Interactive Rematch dialog box.

PP = Pick by Point - The address was matched to the click point using the Pick Address from Map tool in the Interactive Rematch dialog box.


Side ESRI item which donates the side of the street to which an address was matched, if the address locator that was used to match the table contains address information for both sides of the street. This attribute has values of "L" for the left side of the street, "R" for the right side of the street, or nothing if the address locator could not determine the side of the street.

Match_addr ESRI item which donates the address that the matched location actually resides based on the information of the matched candidate. For example, an input address "123 Main St N" is matched to a candidate with the suffix direction "NW" and all other components matched correctly. The Match_addr field will contain "123 Main St NW" as the actual address that was matched.

NAME Name of the association facility.

ADDRESS Address of the condominium facility.

CITY City of the condominium facility.

ZIPCODE Zipcode of the condominium facility.

COUNTY County of the condominium facility.

PRJ_NUM Condominium project number.

FILE_NUM Condominium file number.

REC_DATE Condominium's recorded date.

PRI_STATUS Condominium's primary status.

SEC_STATUS Condominium's secondary status.

MANGNUM Condominium's managing entity number.

MANGNAME Condominium's managing entity name.

MANGROUTE Condominium's managing entity route.

LAT_DD Latitude in Decimal Degrees.

USNG_FL_1K Facility's 1-kilometer United States National Grid (USNG) address. The USNG is an alpha-numeric reference system based on the UTM coordinate system and is similar to the Military Grid Reference System. Use of the USNG ensures a uniform grid mapping and positional reporting system for search and rescue, emergency planning, response, and recovery.

What is Geocoding?
Geocoding is term used to describe the act of address matching.  Geocoding
is the process of finding a geographic location (x, y point) for an address
(such as street number and name, city, state, and ZIP Code) on a map.
Geocoding is based off the typical address scheme for the US, in which one
side of the street contains even house numbers while the other side of the
street contains odd house numbers.

The geocoding process uses an algorithm to find the geographic location
of addresses. First, a street segment is identified using the zip code and
street name. Next, the geographic location of the address is matched using
the building number to determine how far down the street and on which side
of the street the building is located. Geocoding Accuracy

The locational accuracy of geocoded addresses may vary from urban to rural
areas due to the algorithm used to generate the geographic locations of
addresses. The algorithm assumes that the size of parcels are equivalent
along a road route. This assumption tends to be more consistent in urban
areas, where the size of parcels vary less than in rural areas.
Consequently, the results of geocoded addresses in urban areas are usually
more reliable than those in rural areas.

For example, the locational accuracy of rural addresses can be slightly
off because some parcels along a rural route may be 15 acres while others
may be 2.5 acres, but the geocoding algorithm assumes that the addresses
are distributed evenly along the route.

The data was created to serve as base information for use in GIS systems 
for a variety of planning and analytical purposes.

Under Chapter 119, Florida Statutes, the Department of Business and 
Professional Regulation (DBPR) is required to make available for 
inspection and copying any public record regardless of physical 
format, which is not otherwise exempted from public access by 
general law. To fulfill this obligation, the DBPR provides copies

DBPR is only required to provide data in the format in which it is 
maintained and, as a result, does not provide paper copies of this

A note about data scale: 

Scale is an important factor in data usage.  Certain scale datasets
are not suitable for some project, analysis, or modeling purposes.
Please be sure you are using the best available data. 

1:24000 scale datasets are recommended for projects that are at the
county level.
1:24000 data should NOT be used for high accuracy base mapping such
as property parcel boundaries.
1:100000 scale datasets are recommended for projects that are at the
multi-county or regional level.
1:125000 scale datasets are recommended for projects that are at the
regional or state level or larger.

Vector datasets with no defined scale or accuracy should be
considered suspect. Make sure you are familiar with your data
before using it for projects or analysis. Every effort has been

DATA LINEAGE SUMMARY:
GeoPlan Center Process Steps:
Condominium information was obtained from the 
Florida Department of Business & Professional Regulation via 
their condominium, timeshares, and mobile homes public records
download website at http://www.myfloridalicense.com/dbpr/sto/
file_download/public-records-CTMH.html.  Five separate 
condominium tables were downloaded representing different 
geographical regions across the state of Florida in CSV format. 
The tables were converted to DBF tables, formatted, and merged 
together. There were 26,667 records in the merged table. The dbf 
was then geocoded against a statewide 2009 NAVTEQ street 
dataset and converted into a shapefile with the FGDL Albers 
HPGN map projection. (See "Map Projection Parameters" below). 
After geocoding the following steps were applied.

- Unmatched locations or locations receiving a score below 80(10,397) were 
  reevaluated using Google Maps. Locations' addresses that were 
  successfully located were modified to reflect the correct address using 
  the geocode rematch tool in ArcGIS. 
- 2,873 records were unable to be matched after reevaluation and therefore 
  removed from the database.
- Capitalized all fields.
- Added and calculated the USNG_FL_1K, LONG_DD, and, LAT_DD fields.
- Added FLAG and UPDATE_DAY fields.
- Added FGDLAQDATE based on the date GeoPlan acquired the 
  data from the Source.
- Added the DESCRIPT field based on NAME.
Process Date: 20110329

During the QA/QC process, unmatched records were again scrutinized. All condominium records over 50 units were reevaluated primarily using online real estate websites. Condominiums' addresses that were located online were spatially located using ArcMap's Geocode Rematch Tool. An additional 1,303 records were matched out of the 2,873 records initially unable to be matched. Process Date: 20110723
